The single biggest myth among overseas buyers is that the AFM forces a trip to Greece. It does not. A non-resident appoints a Greek tax representative, signs a power of attorney, and the registration is filed at the Athens DOY for foreign residents on their behalf.
In practice the work is on the document side: a passport scan, proof of your address abroad, and the M1/M7 forms drawn up correctly. Get those right and the number itself is usually issued within a day or two.
The errors that cost time are nearly always the same — the wrong DOY for a non-resident, or a power of attorney that is not properly executed. Both are exactly what a representative checks before anything is lodged.
